FLORIDA HOMES SALES INCREASE, AGAIN & AGAIN & AGAIN...

Florida's existing home sales rose in April - the eighth consecutive month that sales activity increased in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors® (FAR). April's statewide sales showed gains over the previous month's sales level in both the existing home and existing condominium markets.

Existing home sales rose 18 percent last month with a total of 13,111 homes sold statewide compared to 11,133 homes sold in April 2008, according to FAR. April's statewide existing home sales were slightly higher than statewide activity in March.

Florida Realtors also reported a 21 percent rise in statewide sales of existing condos in April; existing condo sales last month increased 6.2 percent over the total units sold in March.

Fourteen of Florida's metropolitan statistical areas (MSAs) reported increased existing-home sales in April and 11 MSAs also showed gains in condo sales. A majority of the state's MSAs have reported increased sales for 10 consecutive months.

MULTIPLE HOMES ARE GETTING MULTIPLE OFFERS
Banks low-ball asking prices are attracting multiple offers as buyers pursue lower-price properties on foreclosures.

Multiple bids have picked up in recent months here in Florida and other states hit hard by foreclosures.

Last year the words "Multiple Offer"  did not exist in the real estate market. Today is a different story.

If the property is in a good location and is well maintained they move quickly. 
 
This is why it is so important to have an experienced buyer's agent that knows the current market conditions to help you achieve your real estate goals.

So far this year there have been a total of 30 closed foreclosures in Cocoa Beach/Cape Canaveral compared to only 15 in this same time last year.
 
OVERPRICED LISTINGS
Often times my group attends listing  appointments  where the seller wants to list their property for much more than fair market value.

When selling your home keep in mind that extremely overpriced listings just give the negative media something to write about.

These listings just add to the overall abundance of inventory. 

In some instances we don't mind taking listings that are a tad bit overpriced but here is an example of an overpriced listing that is just a waste of everyone's time and marketing dollar....

A newer town home in Cape Canaveral is asking $275,000 and has been on the market almost one year.

Recent comparable closings in the same complex just sold for $162,000 & $189,900.
 

IS NOW THE TIME TO BUY IN FLORIDA?
We get asked this question a lot these days. The following reasons will help you understand why we say YES
 
Let's take a look at some of the opportunities and positive indicators for the future of Florida's real estate market.

1. Great prices. Statewide, home prices have fallen 20 percent in the past year.

2. The time is right. Home sales volumes are rising again - a clear signal that today's buyers market may be changing soon.

3. High inventory levels. Conditions are ideal for buyers to find their dream home. Inventory is plentiful in all price ranges. But as sales volumes increase, inventory levels are likely to shrink - another strong argument for buying soon.

4. Low mortgage rates. Mortgage rates are still at the lowest levels since the 1960s. That's important because lower rates multiply a buyer's financial power.
 
5. Incentives to buy. Federal, state and local housing programs can help buyers make that big purchase. The U.S. Housing and Economic Recovery Act of 2008 includes a $8,000 tax credit for first-time buyers.
 
6. A long-term growth state. Long-term economic and demographic trends continue to favor Florida. By 2010 it has been forecast that Florida will be the third most populated state in the country. Florida's population is expected to increase about 75 percent by 2030. Population growth will continue to provide a foundation for other economic growth such as new jobs and growing incomes.  All of which is good for real estate.

7. A migration magnet. The University of Central Florida's Institute for Economic Competitiveness projects that 81,000 people will move to Florida in 2009 and 120,000 in 2010. That's a lot of new buyers coming into the market.

8. A favored retirement destination. Over the long term, Florida stands to benefit from the migration of the aging Baby Boomer generation, roughly 80 million strong. Demographic studies show that the Sunshine State's mild climate and outdoor amenities continue to make it an attractive retirement destination.

9. A diverse economy. While the national economic downturn has definitely affected the banking and finance sector, other pillars of Florida's economy remain strong. Health care, tourism, education and government are stable components of the state's business environment, and the life sciences sector is fast becoming an important driving force in South and Central Florida. According to Enterprise Florida Inc., the Sunshine State is ranked as one of the best states in the nation to be an entrepreneur.

10. Homeownership has value. Realtors believe and research supports that belief that homeownership provides a variety of benefits, tangible and intangible, to the community as well as the individual homeowner. Studies show that home equity is still the largest single source of household wealth.

11. Greater well-being. Owning a home leads to increased personal well-being. Research shows that people who own their own homes tend to show higher levels of personal esteem and life satisfaction.

12. An unsurpassed lifestyle. Finally, let's not forget the things that brought people to Florida in the first place, and will continue to attract them: beautiful beaches, fabulous weather and a friendly business climate, with no state income tax.  It's no wonder that Florida's combination of temperate climate, outstanding recreational amenities and economic opportunity has consistently put us at the top of Harris Polls as the most desirable places to live survey.
