| 2007 vs 2008 SALES DATA |
To
break down the recent real estate market sales data we examined all
sales in Cape Canaveral and Cocoa Beach from 5/13/07 - 11/13/07 and
5/13/08 - 11/13/08. This report will compare sales in these two
six-month periods.
In 2008 (last 6 months) there were a total of 246 closed sales compared to 236 for the same period in 2007 - a 5.6% increase.
There has been a notable decrease in the average price per square foot sold - see below.

According
to the latest Zillow Real Estate Market Reports, home values in Cocoa
Beach decreased -15.18% in the third quarter of 2008, compared to the
third quarter of 2007. Nationally, home values decreased -9.7% during
this same period.
Many people ask me if the market has reached a
bottom. The truth is that no one has a crystal ball and can exactly
predict the "bottom". The fact is pricing has returned, in many areas,
to a level where it is more affordable to buyers.

accurate, not all property sales are recorded in the MLS. For instance,
there have been many additional develpor sales in Mystic Vistas that
have not been recorded in MLS.

HOME SALES GATHER STRENGTH
|
Brevard County's
housing market roared back to life in September, with single-family
home sales jumping 41 percent and condominium sales rising 55 percent
compared to a year ago.
The numbers should provide some
respite from what's been a continuous stream of sour news about the
nation's housing market and limited access to credit, economists said.
"This
is a clear sign that the significant price declines that have occurred
across the state are leading to a more rapid absorption of the housing
inventory," said Sean Snaith, economist and director of the University
of Central Florida Institute for Economic Competitiveness.

HOUSING AFFORDABILITY
|
There's an upside to everything, and the upside to falling home prices is greater affordability.
According
to National Association of Home Builders/Wells Fargo Housing
Opportunity Index (HOI), median-income families could afford 56.1
percent of recent home sales, compared to only 40.4 percent that could
do so at the peak of the housing boom.
According to the third-quarter HOI readings, 56.1 percent of all new
and existing homes sold were affordable to families earning the
national median income of $61,500 - far more than the 40.4 percent of
families who could afford homes at the peak of the housing boom.
"If there is a silver lining to this crisis, it would be that some
housing markets have become more affordable with a larger inventory to
choose from," said NAHB Chairman Sandy Dunn. "But this is undeniably a
crisis and Congress needs to act on housing stimulus to get the market
moving again."
